Manco Abbott provides state of the art property management systems, which ensure up to date accounting and management reports, based on our client’s goals. Accounting and management reports are generated monthly, and are delivered to clients before the 10th of each month either electronically or by mail. These reports include cash receipts for the month and year to date, check register for the month, aged receivables, aged payables, and bank reconciliation. In addition, the reports provide in depth narrative reporting on any variance from the property budget. Budgets for each property are provided on an annual basis and reflect projected property performance based on each client’s goals, and Manco Abbott’s consistent efforts to maximize value. In addition, a vast array of real time reporting is available to clients, detailing occupancy, delinquency, trending data and much more. These reports can be requested by clients at any time, and can be customized to address specific client questions. They can be formatted to email, fax or regular mail as preferred by the client. Manco Abbott provides a year end trial balance for submission to client’s accountant as needed. All accounting is prepared in accordance with Generally Accepted Accounting Principles according to the AICPA.

Yardi is widely recognized as a leading provider of cost-effective, high-performance property management software which can be designed around each client’s unique needs. The software fully integrates accounting and property management functions, and allows Manco Abbott to manage assets with a marked increase in efficiency and ease. Yardi is currently in use on over 7 billion square feet of commercial real estate, and over 8 million residential units worldwide. Manco Abbott regularly makes significant investment into its Information Technology (IT) operations. With our ongoing commitment to innovative services and evolving technologies, Manco Abbott provides clients with fast, pertinent and precise information. Manco Abbott’s in-house IT staff supports property managers, accountants and administrative personnel on a daily basis so that each of our client's unique goals and requirements are fully satisfied in a timely and accurate manner. In addition, the IT department helps monitor systems that provide tenants and residents with rapid and efficient responses to maintenance requests, accounting questions and any other issues that may arise.

Yardi Systems software and other electronic data processing equipment enable Manco Abbott to provide real time statistical information and comparative studies on property operations. An analysis of each month's operating results, income and expense levels, and budget variances are key indicators that bring into focus the progress of each investment in relation to the Management Plan. A narrative report is provided to assess the status of each project. In addition, each of Manco Abbott’s departments conduct regular staff meetings during which industry trends, market conditions and specific property issues are discussed. Preferred Vendor Services Go To Top
Over the last 40 years, Manco Abbott has developed its Preferred Vendor program by using only a select number of service providers to perform work on our client’s properties. To be a part of the program, vendors must first meet strict insurance, license and experience requirements. These requirements are tracked on a regular basis, and failure to comply will result in immediate vendor dismissal. In addition to these requirements, the vendor must have a proven track record of providing high quality service in a timely manner. The program also allows Manco Abbott to achieve economies of scale by providing large amounts of work to select vendors, allowing all sides to enjoy the advantages of the program. In addition to the vendor program, Manco Abbott thoroughly screens all applicants who may be hired as site maintenance staff. This program contributes to many Manco Abbott managed properties receiving discounted insurance premiums, in some cases up to a 50% reduction upon commencement of management.
